The city was planned as villages with their own architecture, from Atlantic Coast style in Woodbridge to Tuscan Ranch estates in Shady Canyon. Most home window tinting we quote in Irvine starts by matching film to that look.
Newer homes in Portola Springs and the Great Park Neighborhoods tend to have large south and west glass and no window coverings yet. Neutral 3M™ Prestige Series film trims that afternoon heat without a mirrored finish.
Two of the case studies below are homes here. Read why sunlight fades hardwood floors, or compare solar film for homes and our full residential film lineup.

Commercial window tinting requests in Irvine cluster in two districts, the Spectrum on the east side and the Irvine Business Complex beside John Wayne Airport. Both are full of glass campuses, medtech suites and mid-rise towers.
We have completed 274 jobs inside Irvine since 2016, and 58 of those landed in 2026. Recent ones include an Applied Medical campus building, Hoag's cancer center and two floors of Fisher & Phillips law offices.
Landlords at most Spectrum and IBC buildings sign off on exterior film, so product data, a glass compatibility review and insurance certificates go out before any date is set. Film can also ease tenant temperature complaints. See solar film for commercial buildings and our nearby office page.

NOAA's 1991 to 2020 normals put the average July high at the Irvine Ranch station at 88.1°F. West glass takes the late sun in every season, and south glass catches the lower winter sun.
The right film depends on which way each window faces and what the glass is made of. 3M™ Prestige Series film carries no metal, so it looks close to clear from the street and leaves cell reception alone.
We will not quote you a savings percentage, because results depend on the glass, the shading and how the house is used. Compare heat-blocking film and film that cuts glare to see which fits your rooms.
Changes owners tend to notice:
Samples go up on your actual windows during the visit, which lets you compare the view with and without film.

At a hillside estate in Irvine we installed clear 3M™ Ultra S800 security film on 93 panes in 2025. The film holds broken glass together, and anchoring it to the frame helps keep the whole pane in its opening.
No film makes glass bulletproof. What it adds is time: a filmed and anchored pane can slow a forced entry long enough for alarms and people to respond.
Gorjana's Irvine offices pair 8 mil clear film inside with a 3M™ exterior-rated safety film outside, and schools ask about similar setups for vestibules. Start with residential safety film, security film for businesses or our school safety film lineup.
Openings we anchor and film most:
Security estimates start at the frame, since the anchoring decides how well the film performs.
Film alone holds the shards as one piece. Bonding that piece to the frame is what helps it stay in the opening.

We check the glass and the frame depth first. Clear options run from 8 mil 3M™ Ultra S800 to the thicker S2400, picked by what the frame can hold.
We run structural silicone between the film and the frame along every edge. It shows as a visible line and is never as tidy as a gasket, so we walk you through it first. Available in White and Black .
At Hoag's cancer center we covered 417 panes with a feather-gradient privacy film and 3M™ FASARA™ Rikyu accents in 2026. Patients stay screened from passing eyes, and daylight still reaches each room.
Pacific Premier Bank chose 3M™ Dusted Crystal for 85 panes on an Irvine office floor, so meetings stay private without closing anyone off from the light. Compare privacy window film options for offices.
At home, frosted window film covers bath and street-facing glass day and night, which reflective tint cannot do once the lamps are on inside.
Request a QuoteOur graphics team handles artwork, printing, cutting and installation, so one crew owns the job from first proof to final pane. Browse our printed and cut vinyl graphics.
Brand walls, conference-room art and walk-in safety strips are the usual requests, and you sign off on every proof before anything prints.
For shops, storefront window graphics carry seasonal promotions, and we can swap them before the doors open.

Older parts of Northwood date to the early 1970s, and many established village homes still have their builder-grade windows. That glass lets indoor warmth slip out on cool evenings.
Applied inside, 3M™ Thinsulate™ adds a low-emissivity coating that keeps more indoor warmth from escaping through the pane. How much it helps varies by window, and if it is not the best match we will recommend another low-E film.
Next to replacement windows, home window film is the quicker path for most Irvine owners, with no tear-out and no factory lead time. Compare energy efficient window film or see a low-E job on a local sunroom.
Glass that benefits most from a low-E layer:
If new windows make more sense for your house, our estimator will tell you.
Request a QuoteSmart film is a switchable layer added to glass already in the frame. Off, the glass is frosted. Switched on, it moves to its clearest setting, which still shows some haze, more so at an angle.
We sell it for commercial spaces only: boardrooms, medtech labs, clinic exam rooms and interview rooms in the Spectrum and the business complex.
Your electrician owns the power feed and the switch, and we meet with them on site so the layout is fixed before any film is cut.
Medtech labs, executive boardrooms and clinic exam rooms where a meeting has to move from open glass to full screening in a second.
For homes: switchable film is a commercial product. Privacy for a residence is handled with privacy film or decorative film.

Glass beside the Woodbridge lakes, village greenbelts and the open hills around Irvine reflects water and trees, and a bird reads that reflection as a place to fly.
Feather Friendly® markers put a visible dot grid on the glass. Bird Divert™ Clear UV is far harder for people to notice, so it suits estates where the look matters.
Treatment begins on whichever wall collects the most strikes, which is usually the one facing water or open hillside.
Glass with the highest strike risk:
A note on which wall gets hit, and in which season, lets us scope the treatment without guesswork.
Request a QuoteFor the Fisher & Phillips offices we combined 3M™ Dusted Crystal with custom cut and printed graphics on 324 panes across two floors in 2025. The corridor now reads as one design instead of a row of fishbowls.
Patterned films like 3M™ FASARA™ Rikyu, used as accents at Hoag's cancer center, add texture without blocking light. Decorative film for commercial spaces goes on glass you already have.
Homeowners use these films on shower doors, front-door sidelights and stairwell glass, and decorative film for homes comes off cleanly if your taste changes.

Our 2025 job at a local Target store paired 3M™ anti-graffiti film with 3M™ FASARA™ Milano frost across 101 panes. The clear layer takes the scratching and the tags, and the glass underneath stays clean.
Swapping a scuffed sheet is a short visit for our crew, far quicker than waiting on a replacement tempered panel. See the anti-graffiti window film page for options.
Retailers often fold this layer into the commercial window film projects we take on in Irvine, alongside solar or security film on the same trip.
Glass and surfaces that collect the most damage:
A phone photo of the scratched glass is enough for us to price the replacement sheet.

Building continues in the Great Park Neighborhoods, and a large life science campus has been proposed beside UCI Research Park. That means long runs of construction fence, which exterior building wraps can turn into leasing art.
One project manager covers artwork prep, printing, mounting and removal. Wraps can also mask an older facade while a building is being refreshed, then come off cleanly.
Where wraps go up most often:
Send a site plan and your opening date, and we will price printing and installation together.

Many villages here run design review for exterior changes, and we know of no village rule written specifically about window film. Low-reflectance film tends to clear review fastest, since from the sidewalk it looks much like plain glass.
Older sections of Northwood were built without homeowners associations, so owners there usually decide for themselves. Its Craftsman and bungalow streets keep their character with interior film that changes nothing outside.
Everywhere else, we put together spec sheets showing reflectivity and visible light transmission for your committee packet. Browse finished jobs in our window tinting portfolio.
Homes that usually need a committee sign-off:
Send us your association's submittal form and we will supply the film details it asks for.
Request a QuoteMedtech labs, game studios and law firms in Irvine often work in glass-walled rooms, with prototypes, unreleased builds and case files on screens a passerby could read.
From the hallway, those screens read as dark rectangles under nano cloaking film, while people in the room see them normally. The film itself is clear, so daylight keeps coming in.
Most LCD monitors cloak well. OLED panels and certain video walls do not, so we trial a small piece on your own displays before ordering.
What Each Side Sees

Screens behind the film read as dark panels

Inside the room every display looks exactly as it should
Business hotels and corporate offices update interiors on short cycles. 3M™ DI-NOC™ architectural film covers doors, desks and elevator interiors in convincing timber, marble, brushed metal and concrete finishes, with no tear-out.
For tight tenant-improvement schedules we lean on 3M's in-stock patterns, and work in occupied suites can be scheduled overnight.
DI-NOC bends around flat and gently curved surfaces, so it fits hotel, office and home interiors alike.

We know of no City of Irvine, county or residential utility rebate for window film. Here is what does exist, with a short note on each.
In a September 2025 vote the city stayed with Orange County Power Authority, so many customers here buy power from that agency while SCE handles delivery. Program rules can differ by account.
California's energy code handles film on existing glass differently from window replacement, and we check what applies before work starts. Use the quote form to ask about your building.
Southern California Edison's business programs list window film as an efficiency measure, but we could not confirm a current, named film rebate. Older SCE terms required pairing film with another retrofit. We confirm whether your project qualifies before you decide.
Who it helps: Commercial SCE delivery customers in existing buildings
State-backed financing, not a rebate. Its measure list, last updated January 2025, names window film as eligible when installed in conditioned spaces. We have not confirmed that the program is open to new borrowers this year, so we check before you plan around it.
Who it helps: California homeowners financing energy upgrades

The state's own target-hardening grant for nonprofits at high risk of violent attacks and hate crimes. The FY2025 request for proposals listed $76 million in funding. Film is not named in the pages we found, so we confirm fit before you apply.
Who it helps: California nonprofits, congregations and community centers
California's FY2026 share was $28,933,441, and the Cal OES application deadline passed on July 10, 2026. Film is not listed by name, so we confirm eligibility first and can prepare a film scope before the next notice.
Who it helps: Private schools, congregations and other at-risk 501(c)(3) groups

I wanted to wait a few months before posting this review in order to give enough time for any imperfections to appear in the 3M Ultra Prestige residential window film that was installed. I am very surprised that absolutely no bubbles, peels or flakes have appeared since installation! Estimator Heath Gullifer was very professional, and the installers, who have MANY years of experience, did an excellent job! I highly recommended American Window Film!

Answers to the questions Irvine homeowners, village associations and facilities teams ask us most.
Read All FAQsOften, yes, if your village runs architectural review. We know of no village rule written about film, so your CC&Rs decide. Low-reflectance film is the easiest to approve, and we supply spec sheets with reflectivity and light transmission numbers. Older parts of Northwood have no HOA at all.
Not with the films we recommend for these homes. 3M™ Prestige Series film has very low exterior reflectance, so stucco, tile and arched windows keep their look. Mirrored films are a choice, not a default, and samples go on your glass before you decide.
It helps. Large south and west glass is common on newer builds, and solar film on those panes cuts the heat coming through them in the afternoon. It does not replace air conditioning, and we do not promise a set temperature drop or savings figure.
Not one we could confirm for homes. SCE's business programs list window film as an efficiency measure, but we found no current named film rebate. Many Irvine customers get power from Orange County Power Authority with SCE delivery, so we check your account before you count on anything.
We know of no City of Irvine permit rule for film on existing glass, because film leaves the window opening unchanged. Replacement windows are a different matter. We check the rules for each address before we schedule work.
It depends on the scope. The state energy code handles film on existing glass differently from new or replacement windows, and the rules for altered glass vary with project size. We confirm what applies to your building before you commit.
Usually. In a multi-tenant building the owner controls the exterior glass, so the landlord approves both the product and the outside appearance. We give the property manager product data, insurance certificates and our glass compatibility review, then book work around tenant hours.
Yes. Solar film cuts glare on screens and benches, and frosted or gradient film screens exam and lab rooms while light still gets through. At Hoag's cancer center we treated 417 panes for privacy. For rooms that must switch between open and private, smart film is an option.
Yes, when the film suits the glass. High-absorbing dark films can overstress annealed dual-pane units, so our estimator checks glass type, coatings and seals first. Any crack or fogged seal we find goes into the estimate in writing, and we only quote films the manufacturer approves for that glass.
You usually get a written quote within 24 hours of the walk-through. Install time depends on pane count and access, and occupied offices can be scheduled overnight or on weekends. Every installer is an AWF employee working out of our Laguna Hills office, not a subcontractor.
