Ranch homes, condos near Mill Avenue and ASU, and lakefront houses in The Lakes share one problem: big west and south glass. Most requests for home window tinting across Tempe start at the sliders facing the pool.
By mid-afternoon that glass pours radiant heat across tile floors and fades rugs, cushions and art. Neutral 3M™ Prestige Series window film trims that heat and glare, and from the sidewalk the stucco and window frames look unchanged.

Marina Heights alone puts about two million square feet of office space into five buildings on Town Lake, with State Farm as anchor tenant. Lakefront glass that faces open water and desert sun is a common starting point for commercial window tinting in Tempe.
Our job records count 132 completed projects inside Tempe city limits, 30 of them so far in 2026. That list runs from Rio Salado Parkway offices to city buildings, a university research park and a bank branch.
Lakefront towers are owner-managed, so exterior film needs landlord sign-off. Property managers get our data sheets, a thermal stress review and an insurance certificate before booking. See solar control film for buildings or our Arizona office page.
Buildings and rooms we treat most in this market:
Once our estimator walks the building, a written price usually follows within 24 hours, with installs phased around tenant hours. More on our Arizona work is on our Arizona commercial window tinting page.

Triple-digit afternoons stretch from late spring well into fall here, and summer sun sits on west glass for hours before sunset. In winter the low sun swings south and floods those windows instead.
Each pane gets its own pick based on orientation, glass type and how bright you want the room. Because 3M™ Prestige Series window film is built without metal layers, the outside view stays neutral and phones keep their signal.
Bills depend on your glass, shading and how the house runs, so our quotes carry no percentage-off promise. Compare heat-blocking window film with glare control film.
What owners tend to notice the first summer:
Our estimator tapes samples to your actual panes, so you judge the look in your own light.

Summer monsoon storms bring dust and hard wind. During the August 25, 2025 dust storm across metro Phoenix, KVIA reported gusts near 70 mph and tens of thousands of customers without power. Clear safety film keeps a fractured pane in one sheet, though it does nothing to stop flying debris.
Forced entry usually begins at a sidelight, a slider or a shop door. 3M presents 3M™ Scotchshield™ Ultra S800 safety and security film with 3M™ IPA sealant as a way to "Help strengthen your weakest entry points." It buys time, and it does not make glass bulletproof.
Each film type has its own page: security film for houses, business security film and safety film for school campuses.
Doors and windows we reinforce most here:
Our estimator checks the frame before anything else, because the frame decides how much film and anchoring the opening can carry.
On its own, film holds a broken pane as one sheet. A structural bead along the frame is what keeps that piece in the opening.

We measure frame depth and confirm the glass before choosing between 3M™ Ultra S800 film and the heavier 3M™ Scotchshield™ S2400 film, which needs a frame that can carry it.
A bead of 3M™ IPA structural silicone bonds the film to the frame on every side. It shows as a thin dark line, and you see a sample first. Available in White and Black .
This film is laminated straight onto your existing panes. Off, the panel looks frosted. Flip the switch and it turns nearly clear, with a light haze that shows most from the side.
We sell it only for commercial rooms: research labs, clinic exam rooms, HR offices and conference rooms on lakefront office floors.
Power and switching come through a licensed electrician you hire, and we walk the room with them to lock panel sizes before ordering.
Lab suites, consult rooms and lakefront conference rooms where glass has to change from open to screened with one switch.
For homes: switchable film is a commercial product. Privacy for a residence is handled with privacy film or decorative film.
Request a QuoteHotels near the lake and campus, office lobbies and university interiors get refreshed on tight timelines. 3M™ DI-NOC™ architectural finishes cover doors, desks and elevator walls with walnut, concrete or brushed-metal looks, skipping demolition entirely.
Hotels can see it first through our free hotel door refresh, which finishes one guest-room or corridor door so managers judge the look in place. Occupied floors can be booked for overnight work.
The film follows flat and gently curved surfaces, so one finish can carry from a hotel door to a kitchen island.

Office towers, apartments and campus buildings keep rising around Town Lake and the university, and every site needs fencing. Printed exterior building wraps turn that fencing into signage for the project.
From proof to takedown, a single project lead manages the art check, the print run and the mounting crew. Wraps can also cover a worn exterior while a refit runs.
Where wraps usually go up here:
Tell us how many feet of fence and when the site opens, and the quote bundles printing and installation.

Foot traffic on Mill Avenue and around campus brings scratched initials and marker tags to shop glass and entry doors. A clear anti-graffiti layer takes that damage, and the window underneath stays intact.
Replacement is quick: our crew strips the marked sheet and lays new film, usually in one visit and long before new tempered glass could be ordered. Many owners pair it with solar or security film, and the commercial window film jobs we scope in Tempe often bundle all three.
Read about anti-graffiti window film and our graffiti protection options.
Spots that collect the most damage:
Tell us the pane sizes and how often they get hit, and we will price replacement sheets with the first install.
Request a QuoteInsurance, research and finance teams in Tempe's lakefront towers often work behind glass, with claims, data or deal terms showing on monitors that anyone passing in the hallway could make out.
Behind nano cloaking film, those monitors look like blank black panels from outside the room, while people at the desk see every pixel. The glass itself stays clear, so the office keeps its open feel.
Standard LCD monitors are the easy case. OLED displays and some video walls may not go dark, so we test a strip against your own monitor before ordering.
One Office, Two Views

Monitors behind the film read as black panels

Inside the room, every screen looks normal

Open water at Town Lake and the desert open space of Papago Park draw birds close to big glass. When a pane reflects water or sky, birds read it as open air and fly into it.
Two marker systems handle it. Feather Friendly® markers put a visible pattern on the glass, while Bird Divert™ Clear UV markers are much tougher for people to spot.
We start with the elevation where strikes happen, usually glass facing the lake or a row of mature trees.
Glass with the most strike risk here:
A short note on which windows birds hit, and in which season, tells us where coverage should start.
Request a QuoteAt Marina Heights Building D in 2025, we covered 124 panes with custom printed window graphics and 3M™ Dusted Crystal film, 3,478 square feet in all. Our graphics team produced every piece.
Typical work includes lobby logos, suite names and collision strips on tall panes, and every job starts with a proof you approve. Samples live on our vinyl graphics page.
Mill Avenue retailers rotate storefront window graphics through game days, grand openings and sale seasons, and we remove each set once its campaign wraps up.

Many HOAs and condo associations here review exterior changes under recorded covenants, so your own documents decide whether film needs a sign-off.
When a Tempe board reviews home window film, it usually asks for exterior reflectance and visible light transmission. Our estimator lists both on a single spec page for your application, and low-reflectance films that read as clear glass tend to pass fastest.
The Maple-Ash blocks, including the Gage Addition from 1909 and Park Tract from 1924, hold the city's largest concentration of historic homes. Interior film leaves those facades unchanged and peels off cleanly later.

Ranch homes across Tempe that still have original single-pane glass gain heat fast in summer and lose warmth on cool desert winter nights.
Low-E window film adds a thin low-emissivity coating to the inside face of the glass, reflecting heat back toward where it came from. Results vary by window, and our estimator will say plainly if replacement makes more sense.
Next to new windows, film skips the tear-out, stucco patching and factory lead times. Our energy-saving film guide walks through the trade-offs.
Rooms where a low-E layer helps most:
Some glass is better replaced than filmed, and our estimator will tell you which camp yours falls in.
Request a QuoteAt an ASU Research Park building in 2026, we applied 3M™ Frost Matte privacy film to 21 panes. Privacy window film in frosted or gradient finishes screens work areas like those while light keeps moving through.
Close-set ranch lots and condos near campus put bathroom and bedroom glass in view of neighbors. Frosted window film keeps those rooms hidden day and night, which mirrored tint cannot do once the lamps come on.
Request a QuoteFor a TD Bank branch in 2026, we applied 3M™ Mat Crystal decorative film to 27 panes, 350 square feet in all. The etched look gives the space cover and keeps the branch bright.
3M™ FASARA™ glass finishes add woven, etched and textured patterns to existing panes, and frosted crystal films can be cut into bands or logos. See decorative film for businesses.
In houses, the same finishes cover shower enclosures, entry sidelights and cabinet glass. Our residential decorative options lift off without residue if tastes change.

Electric service in Tempe is split between SRP and APS, depending on the address. If SRP is your electric provider, a residential window film rebate may apply, and its terms are worth checking first.
APS lists no window film rebate, and neither utility offers a commercial film rebate that we know of. Ask through the quote form, or visit our Arizona office page to meet the team that can walk you through the SRP terms.
SRP lists a rebate for professionally installed window film on sun-facing windows for residential customers, with film performance and certification conditions. Terms can change without notice, so we confirm the current SRP terms before you decide. The rebate goes to the SRP account holder.

Yes. Solar film on west and south glass eases the heat and glare that build up after lunch, so your air conditioner has less to fight. Results vary by glass and shade, so we leave savings numbers out of our quotes.
If SRP is your electric provider, SRP lists a residential rebate for professionally installed film on sun-facing windows, with performance and certification conditions. Terms can change, so we confirm the current SRP terms before you decide. Some Tempe addresses are served by APS instead, and APS lists no film rebate that we know of.
Often, yes. Many HOAs and condo associations in Tempe, Arizona review exterior changes, and your covenants decide. We supply reflectance and visible light transmission specs for your board, and film that reads as plain clear glass tends to get the quickest yes.
Tenants need the landlord's written approval before film goes on, and the lease decides who pays. Owners often film between tenants to cut down on cooling complaints. If SRP serves the unit, any rebate goes to whoever holds the SRP account.
Yes, as long as you pick a neutral film. 3M™ Prestige Series window film has low exterior reflectance, so the house keeps its look from the curb. Mirrored finishes exist if you want one, and samples go on your own glass first.
Usually, with the right film. A dark, high-absorption film can overheat insulated glass in full sun, so we review the glass make-up, pane size and any shading before recommending one. Exterior film is another route on some dual-pane units.
Almost always. The building owner controls exterior glass, so film needs owner approval and often a glass warranty and thermal stress review. We send the property manager data sheets and insurance certificates, then plan installs around tenant hours. Your lease sets who pays.
It helps after glass breaks. Wind-driven debris can still crack a filmed pane, but the film keeps the pieces together so less glass lands inside. It is not impact-rated glass, and it will not stop debris from striking the window.
Security film keeps a broken pane bonded together and buys time at an entry, but no film makes glass bulletproof. The Arizona nonprofit security grant cycle closed June 12, 2026, and the state school safety program mostly funds staff. We can prepare a film scope ahead of the next round.
None that we know of. Film goes onto the existing pane, so the window opening stays the same size, and we know of no city rule that names it. Before scheduling, we check the requirements for your specific property.
